We’ll come to your property to conduct a valuation and determine if it qualifies for our Guaranteed Rent scheme. Our team will explain the program benefits and answer all your questions.

After valuing the property, we propose a tailored rental offer based on current market conditions, property condition, and location—ensuring a competitive and fair return for the landlord.

We will then provide a guaranteed rent contract which is tailored to meet each landlord’s needs. Our agreements clearly outline the fixed monthly rental income, the contract duration, and our full management responsibilities. Once terms are agreed, we draft the contract to ensure legal compliance, financial transparency, and peace of mind for the landlord—ensuring rent is paid on time every month, regardless of occupancy or tenant payment status.

To get started, we’ll need some essential documents:

• Energy Performance Certificate (EPC)
• Electrical Installation Certificate (NICEIC)
• Gas Safety Certificate
• Two sets of keys

If you’re missing any of these, our team can help you obtain them through our qualified engineers.

Upon receipt of the required documents, we’ll perform a final inspection, take comprehensive photographs, and then inform our clients that the property is prepared for letting
